    Our Role
MEP Due Diligence, Testing & Inspection, Stage 4 Technical Design

  • The development had been abandoned partway through construction, leaving the buildings at varying stages of completion. Some elements required significant rework, while others included partially installed MEP services with limited supporting information available.

Design Foundry were appointed to review the existing mechanical and electrical installations, establishing their overall condition and suitability for completion. Our role included scoping appropriate testing and inspection, identifying where systems could be retained, and defining the extent of any required remedial works.

Alongside this, we developed a coordinated Stage 4 MEP design to support tendering for the completion of the scheme. The design was prepared to accommodate more than one procurement route, providing the client with flexibility as the project strategy evolved.

  • Copper Estuary highlights the importance of thorough MEP due diligence on distressed or partially completed developments. By combining detailed testing and inspection with a coordinated Stage 4 technical design, Design Foundry provided Acorn Property with clarity on risk, cost, and scope before committing to construction.

Our work enabled informed decision-making, reduced uncertainty around existing installations, and ensured the tender documentation was robust, coordinated, and reflective of the site’s unique challenges—helping to de-risk the project and support a successful return to construction.
